SPRAB Hearing for Route 1 Sunoco

At its meeting on Monday, September 24, West Windsor’s Site Plan Review and Advisory Board will discuss a proposal from Sunoco at 3771 Route 1 (at the intersection of Harrison Street) to double its number of gasoline pumps from four to eight. Sunoco is requesting d-1 and c-1 variances for impervious cover and front and rear yard setbacks.

Because the property is zoned ROM-1, it technically does not allow for service stations. Sunoco is proposing to relocate its gas pumps further back from Route 1 by demolishing the existing 3,000 square-foot service building and replacing it with a 2,350 square-foot convenience store. That would increase the setback distance from Route 1 from 108 feet to 140 feet.
