Bear Brook Senior Housing Heard

The West Windsor Planning Board was split after hearing a concept plan on October 13 by a developer who wants to build a five-story age-restricted housing complex on Bear Brook Road. ##M:[more]##

The developer, Canada Land Co. of Woodbridge, outlined a 128-unit project that would be constructed on 23 acres on Bear Brook Road across from the 1,”165-unit Estates at Princeton Junction development currently being built by Toll Brothers. The potential development site is owned by three homeowners and is currently zoned for up to 92 townhouses.

The plans call for a clubhouse, outdoor heated pool with Jacuzzi, a gazebo, bocce court and an organic community garden. The average unit is proposed to be 1,”750 square feet at a starting price of $325,”000. Of the 128 units, 14 would be set aside as affordable housing.

Under the plan, Canada Land would build two 64-unit buildings. The first floor of each structure would be a secured parking garage, with the other four floors comprised of residential condominium units.

The majority of the board’s discussion revolved around whether the buildings were too tall and the development too dense for the site, which has significant environmental constraints.

In an informal vote, five board members said they were in favor of the concept plan, two were opposed, and one indicated he was somewhere in between. Based on the comments, the board decided to send the plan to its ordinance subcommittee for further review
