Bolfmar Subdivision Concerns

West Windsor resident Vishwas Tengshe’s proposal to subdivide his property at 16 Bolfmar Avenue — presented at the Planning Board on January 7 — met with criticism from both his neighbors and the Planning Board.

Bolfmar neighbors expressed numerous concerns, including the size of the proposed house to be built on the second lot, which could dwarf existing homes; the possibility of relocating utility poles; the number of trees that may be removed; potential water drainage issues; and the potential impact on wells.

Planning Board Chairman Marvin Gardner said that “the Planning Board is equally concerned about these issues. Although similar requests have been approved in the past, others have been denied. Even if the development meets all of the other requirements, the Planning Board still has the discretionary power to deny the variance.”

The Planning Board advised Tengshe to produce a new or revised plan that better addresses the issues raised at the meeting. The new plan is due February 27, and will be discussed at the Planning Board meeting on Wednesday, March 13.
