The West Windsor Planning Board approved a the construction of a new spec office building in Carnegie Center on Wednesday, April 19.##M:[more]##

The plan, submitted by Carnegie Investors LLC, calls for the construction of a three-story, 84,”000-square-foot building at the 300 Carnegie Center Drive.

The eight-acre site is located between the Bank of America building at 301 Carnegie Center and the Kiddie Academy daycare center. The property has 700 feet of frontage along Route 1 and is currently used as a softball field.

According to Planning Board Chairman Marvin Gardner, conditions of the approval include a requirement that the traffic light at the intersection of Alexander Road and Roszel Road — a primary entrance into Carnegie Center — be retimed as a result of additional traffic caused by the project. The applicant will be required to pay all costs associated with the retiming.

Also considered as a condition was the construction of a new lane on Roszel Road for cars turning right onto Alexander Road. According to Gardener, township professionals determined that the traffic generated by the project is not sufficient to necessitate the turning lane, but that it would be required as a result of future construction.

The applicant also agreed to cooperate with the township to provide “reasonable access” for Bus Rapid Transit vehicles, said Gardner. Such accommodations may include a bus shelter, a pick up and drop off zone, and appropriate signage.
