Details of the proposed Toll Brothers development on the nearly 46-acre Maneely tract on Old Bear Brook Road will be reviewed Wednesday, May 7, at 7 p.m. at the West Windsor Planning Board meeting at Township Hall.

The concept plan calls for a 10-acre subdivision for future development by Project Freedom, 188 corporate suites, roughly 20,000 square feet of retail space, 40 apartments above the retail, and 51 town homes.

According to the Planning Board agenda summary the proposal “incorporates a ‘Main Street’ connecting the various project elements into a neighborhood design, with recreational amenities dispersed throughout the project. The main access is provided from Bear Brook Road by way of a new roundabout. The proposal includes a parking analysis for the 752 proposed parking spaces.”

No variance relief has been requested at this time. The project is in a planned mixed neighborhood (PMN) zone.

“This is just a concept plan,” said Planning Board Chairman Marvin Gardner. “They are bringing their ideas to the Planning Board to get feedback from the board and others who might attend the meeting. What we see on May 7 may be very different from their actual design, but this will give us some idea of their concept, and help them understand the Planning Board’s and residents’ potential concerns and issues.”
