February Princeton Zoning Board update

The Zoning Board approved three applications on its February 22 agenda:

30 Baker Court, owned by Hany and Mary Salama. The existing 2,500-square-foot house will be torn down. The board granted a lot frontage variance permitting the construction of a 6,800-square-foot home on the 1.07-acre lot. The current owners purchased the property in January for $825,000 from Joseph Angelone of Angelone Homes & Consulting. Angelone had bought the property in December for $675,000 from the estate of Joan Staggers.

6 Harris Road, owned by Kenneth Koretsky and Princeton Capital Group LLC. A 50 by 160 lot in the former borough, the board granted a lot width variance permitting the construction of a two-family dwelling. The applicant is Grosso Homes LLC, and up to 3,500 square feet of construction, split between two units, is permitted.

86 Spruce Street, a 10-unit apartment building owned by Rajka B. Vuglen Scott. The owner received a variance for a minor site plan that includes 21 parking spaces on an adjacent 40 by 236 lot. According to zoning officer Derek Bridger, a variance from 1990 required a parking site plan but the conditions were never fulfilled. The current owner is selling and the application is a “clean up of a loose end.” A parcel including 86 Spruce Street, the parking lot, and a two-unit dwelling at 92-94 Spruce Street was listed for $2.6 million last May and is currently under contract to Barsky Enterprises.
